Clay County · Sub-Zero only

Built-in refrigeration, diagnosed in a fixed order.

A warm compartment has a short list of causes, and they are not equally expensive to investigate. We measure both compartments, assess heat rejection at the condenser and check every door seal before anyone starts talking about a control board or a sealed system. An independent Sub-Zero refrigeration shop, working Clay County only.

A technician kneeling at the foot of a tall glass-door wine column with the lower grille lifted off and a tool bag open on the floor behind him.
Almost every visit starts at the bottom of the cabinet, because almost every fault is reachable from there.
The order a visit runs in
  1. Measure, do not read

Both compartments get a probe of our own before anything is opened. A panel reports what its sensor believes, and the gap between that number and the cabinet is often the whole fault.

  2. Heat rejection

The upper grille comes off and the condenser gets assessed. Every measurement taken afterwards means something different if the unit cannot dump heat, so nothing is judged before this.

  3. Air and water paths

Evaporator frost pattern, fan operation, the drain line and where melt water is collecting. The location of the water usually names the failed component without a meter.

  4. Doors, panels and level

Paper test around the whole seal, hinge condition, the hang of a cabinet-shop panel, and whether the cabinet is still plumb. The cheapest fault on the machine, and the one that makes every other symptom worse.

  5. Supply, sensors, then the control

Voltage at the outlet, the circuit it shares, harness connectors and thermistor readings — all of it before a board is condemned. The expensive part is the easiest one to blame.

  6. Sealed system last

Leaks, restrictions and compressors are real and we repair them, but only once the five steps above are clear. Refrigerant work is done by EPA Section 608 certified technicians.

The order is not habit. Each step changes what the next one means, and the cheap, reversible checks come first so that nobody pays for a diagnosis the previous step would have made unnecessary. No part is ordered until the sequence has produced an answer and you have approved a written figure.

The four we find most

What actually kills built-in refrigeration here

  1. Condenser fouling

Pet hair and household dust mat across a condenser that was built to breathe. The compartment drifts warm, and the ice maker is the first thing you notice.

  2. Defrost and drain failures

Water that should leave the cabinet refreezes where it sits. The tell is a solid slab in the ice bin instead of loose cubes — and it gets blamed on the ice maker.

  3. Boards after a storm

Northeast Florida takes a lot of thunderstorm days. It is the surge on restore that does it, and a half-surviving board behaves erratically rather than dying.

  4. Door gaskets

The cheapest fault of the four, the fastest to confirm, and the one that quietly makes every other symptom on this list worse.

Frost was building on the back wall faster than we could scrape it away. He tested the defrost heater and the sensor, found the sensor reading open, and replaced it. No talk of a new cabinet, which I expected.

After a lightning hit nearby the unit would run for an hour then shut itself down. He found the board damaged on one output rather than dead outright, which is why it looked intermittent. Steady since.

Frost kept coming back after we defrosted the unit by hand. He explained that doing it manually hides the fault, then found a defrost thermostat that was not closing at temperature. Replaced, and it has stayed clear.
