Questions

Questions we get asked first

Everything below is answered the way we answer it on the phone. If your question is not here, ask it — Sub-Zero refrigeration in Clay County is a narrow enough subject that we probably have an answer.

The empty ice-maker bracket and fill tube inside a freezer liner, the module itself lifted clear at the edge of the frame.
The questions below are the ones asked on the phone, answered the way they are answered on the phone.

Booking a visit

When can you come out?
We work Monday to Friday, 8am to 6pm, and Saturday, 9am to 4pm. We are closed Sunday. Calls placed after hours are returned the next working morning. We do not advertise an emergency or twenty-four-hour service, because we would not be able to staff it honestly.

Money

What does the first visit cost?
A flat $80 diagnostic fee covers the visit and the diagnosis. If you go ahead with the repair, that $80 is credited toward it. You get a written estimate before any part is ordered, and nothing is ordered until you approve the figure.
What is covered after the repair?
Ninety days on labour and three hundred and sixty-five days on parts. We fit genuine OEM parts only, so the part warranty is the manufacturer's own coverage rather than an aftermarket substitute.
Is a Sub-Zero built-in worth repairing?
Nearly always, and the reason is joinery rather than loyalty. A comparable built-in is $8,600–$19,400 for the appliance alone, before delivery, installation or the panels a fitted opening needs. Almost every repair in our book sits well under that. A sealed system opened for the second time is the real exception.
Does the fifty per cent rule apply to a built-in?
That rule — replace once the repair passes half the cost of new — was written for freestanding appliances. Here the replacement side starts at $8,600–$19,400 before panels or installation, so half of it is a line almost nothing in our repair book reaches. What the cabinet has already had done to it decides these, not a percentage.
Do you charge an hourly rate?
No. The diagnostic is $80 flat whatever the fault turns out to be, and the repair after it is a written figure you approve before a part is ordered, not a clock running in your kitchen. Go ahead with the work and the $80 comes off the bill.
What does the diagnostic actually cover?
Both compartments measured with our own probe, the condenser and the airflow path assessed, doors and seals checked, and the control read before any part is condemned. You end with a written fault and a figure for it. Decline the repair and the diagnosis is still yours to take anywhere.

The repair itself

The display shows the right temperature but the food is warm. What is that?
The panel is reporting what one sensor believes, not what the cabinet is achieving, so the first thing we do is measure both compartments with our own probe. A gap between the two usually means a sensor reading wrong, airflow that is not reaching the shelf, or a compartment that recovers overnight and drifts by the afternoon. On a built-in with two independent sealed systems, one side can be struggling while the other reads perfectly normal.
Do you carry parts, or is it always a second visit?
Common wear items are stocked on the van: seals, sensors, fans and drain components. Controls and sealed-system parts are ordered against the serial number on the plate inside your cabinet, because components are revised within a model designation and two units that look identical can take different parts. If your repair needs an ordered part, we tell you that at the first visit along with the written figure, rather than afterwards.

Scope and standing

Has the manufacturer appointed you?
No. Doctors Lake Refrigeration is an independent appliance repair company. We are not affiliated with, authorized by, or endorsed by Sub-Zero or its parent company. We specialise in their built-in refrigeration and we fit genuine OEM parts, but no manufacturer has appointed us.
Do you work on other appliance brands?
No. Sub-Zero built-in and integrated refrigeration is all we do. Keeping the scope that narrow is why we carry the right parts and why the diagnosis is usually finished inside one visit.
Do you service air conditioning, heating or ductwork?
No. We are a kitchen refrigeration company, not a heating and cooling contractor. Furnaces, heat pumps, air handlers, central and mini-split air conditioning, thermostats and ductwork are a different trade under a different licence, and we do not work on any of them, quote for them, or subcontract them. The EPA Section 608 certification our technicians hold is what federal law requires of anyone opening a sealed system, a kitchen cabinet included — it is not a home-comfort licence and we do not present it as one. If the house is warm, the number you want is an air-conditioning contractor. If the built-in in the kitchen is warm, that one is ours.
How far do you travel?
About forty miles around Orange Park. That covers all of Clay County including Fleming Island, Eagle Harbor, Pace Island, Hibernia Plantation and Oakleaf Plantation, and reaches into southern Duval and northern St. Johns.

Longer answers to the arguable ones live in the field notes. The full cost breakdown is on the pricing page, and the exclusions are on the warranty page. To book, use the booking page.
