Terms of service
The conditions a visit is carried out under. Short, in plain sentences, and written down before the visit rather than printed on the back of the invoice.

1. Who you are dealing with
Doctors Lake Refrigeration is an independent appliance repair company. We are not affiliated with, authorized by, or endorsed by Sub-Zero or its parent company. All brand names and model numbers are the property of their respective owners and are used only to identify the appliances we service.
Booking a visit does not create any relationship between you and the manufacturer. Any coverage still running from Sub-Zero on your appliance is claimed through them directly and is unaffected by anything on this page.
2. Scope of work
We work on Sub-Zero built-in and integrated refrigeration only. We do not take on other appliance categories or other manufacturers, and we do not sub-contract them out to someone who does. If the fault turns out to sit outside that scope — cabinetry, house wiring behind the wall, plumbing beyond the appliance shut-off — we will tell you on the visit and stop there.
3. The diagnostic fee
The visit carries a flat $129 diagnostic fee. Flat diagnostic fee, credited toward the repair when you go ahead with it. The fee is payable whether or not you proceed with the repair, because it pays for the diagnosis rather than for the sale.
4. Estimates and approval
Written estimate before any work starts. No parts ordered until you approve the figure. An estimate covers the fault described in it. If a second, unrelated fault appears once the first is repaired, that is a separate diagnosis and a separate figure — we will not fold it silently into the original number.
Estimates are valid for thirty days. Part prices move, and past that point we would rather re-quote than honour a figure that is no longer real.
5. Access and site conditions
Someone aged eighteen or over must be present for the visit. We need safe access to the appliance, to its electrical supply and to its water shut-off where one is fitted. Built-in cabinets are heavy and are often wedged into an opening cut to fit; we will move a unit where it is safe to do so, but we are not responsible for pre-existing damage to flooring, cabinetry or trim that only becomes visible once the appliance is pulled forward.
Please secure pets before we arrive. This is genuinely for their safety as much as ours — a machine room grille comes off and stays off for a while.
6. Payment
Payment is due on completion of the visit. We accept cash and major cards. We do not run accounts, we do not invoice on terms, and we do not offer finance. Parts are ordered only after the estimate is approved, and a special-order part that has been fitted is not returnable.
7. Cancellation and access failures
Cancel or reschedule any time before the technician is dispatched and there is no charge. If we arrive at the agreed time and nobody is there, or the appliance cannot be reached, the diagnostic fee is payable for the trip.
8. Warranty and its limits
90 days on labour, 365 days on parts, genuine OEM parts only. The full terms and the exclusions are set out on the warranty page and form part of these terms.
Beyond that warranty, our liability is limited to the amount you paid us for the work concerned. We are not liable for consequential loss, including spoiled food, lost income, or damage arising from an appliance that fails again after a repair. Nothing here is intended to limit any right you have under Florida law that cannot lawfully be limited.
9. Appliances we decline
We may decline a job. The usual reasons are an appliance with an unsafe prior modification, a sealed system that is not economically repairable, or a fault that needs a part no longer manufactured. Declining is not a failed visit and the diagnostic fee still applies, because the diagnosis is the thing you were buying.
10. Website content
The repair pages, area pages and field notes on this site describe patterns we see in the field. They are general information, not a diagnosis of your appliance, and following them does not create a service relationship. Local figures quoted are drawn from published sources current at the date shown on the page and may be revised by those sources at any time.
11. Governing law
These terms are governed by the law of Florida, and any dispute belongs in the courts serving Clay County, Florida.
12. Changes
We may revise these terms. The version that applies to your job is the one published on the day you booked it. Doctors Lake Refrigeration does not change terms retroactively.
