Clay County, not Duval. Older river streets, 1960s ranch stock and new panel-ready kitchens all fail differently, and the difference shows up in the work.

Orange Park is in Clay County. That sounds like a pedantic distinction until you notice how much appliance advice in this metro is written for somewhere else and then applied here without anyone asking whether the house it was written about resembles yours.
Ours mostly does not. Orange Park is at least three towns stacked on top of each other: the older streets near the river and off Kingsley Avenue, the ranch stock along the Blanding Boulevard side, and the newer panel-ready kitchens out toward Oakleaf and across on Fleming Island. What we find behind the grille has more to do with which of those you live in than with anything else.
What we actually find here
Condenser fouling, first and most often. Orange Park households run their air handlers for the better part of the year, and a great many of them have dogs. The condenser on a built-in sits behind the upper grille at the top of the cabinet, in the warmest air in the room, and it collects a felt of hair and fine dust it was never designed to breathe through. The unit compensates silently for a year or two and then stops compensating. Because it is gradual, it arrives as “it has been a little warm for a while” rather than as a breakdown — and by then the compressor and the condenser fan have carried the extra load for the whole of that period.
Defrost and drain failures, second. Humid air enters every time a door opens, frosts on the coldest surface, and has to be melted off and drained away. When the drain plugs, the water refreezes where it sits — and the resulting slab in the ice bin is what gets reported as an ice-maker fault. Clearing the drain is straightforward. Finding out why it plugged is the part that stops it returning in four months.
Control faults after outages, third. More on that below.
Doors and gaskets, fourth. Cheapest of the four, easiest to check with a slip of paper, and the one that quietly makes every other symptom worse. A seal that is ninety per cent effective admits humid air continuously, which is a permanent extra load on the defrost system and a permanent extra run time on the compressor.
Since it is the question we are asked most: the published hardness for 32073 is 128 ppm, which sits at the soft end of the range for this region. Mineral scale is therefore not the first hypothesis in an Orange Park kitchen, and we would rather spend the visit on the four causes above.
What the storm season does to a control board
Northeast Florida sees around 68 thunderstorm days a year, and the named storms since 2016 have each taken parts of this region off supply for more than a day. The damage that matters is almost never the strike. It is the surge and the brownout sequence when supply is restored, and the fact that a cabinet which has been warm for thirty hours asks its compressor to start against a fully warmed load on a grid that has not settled.
A board that half-survives that is far more confusing than one that dies. The panel reports a temperature the cabinet is not holding, an alarm announces a condition that is not occurring, one sealed system restarts and the other does not. These faults are thermal and intermittent, which is why unplugging the unit for ten minutes and finding it apparently fine is not the reassurance it looks like. It also means the failure often surfaces weeks after the storm that caused it, long after anyone has connected the two.
Before a control is condemned we read the supply at the outlet, look at what else shares the circuit, check harness connectors and test the sensors. In the older kitchens here, where a built-in was retrofitted into a space never wired for it, a shared or undersized supply that browns out whenever a large appliance starts imitates a failing board convincingly, and a new board will develop the same symptoms.
The housing stock changes the work
The older streets near the river have kitchens that predate built-in refrigeration entirely. A column dropped into an opening that was cut to fit rather than designed to fit brings its own set of problems: tight clearance at the hinge side, doors that foul cabinet trim on their swing, and an opening out of square by enough to stop a door self-closing the last inch. None of that is the appliance’s fault and none of it is fixed by parts.
The 1960s and 1970s ranch stock along Blanding often has supply wiring that was never planned for a built-in, which is the single most common reason we ask to see the outlet behind the cabinet. The newer communities are panel-ready, where the door hardware is carrying a cabinet-shop panel of unknown weight and the alignment drifts within a couple of years of the remodel.
We ask what the house is before we assume what the appliance is doing.
Getting to you
Orange Park, Fleming Island, Oakleaf and the Doctors Lake frontage are all inside the normal working radius, along with the rest of Clay County and the Duval side of the river. If the fault is likely to need the unit drawn out of its opening, tell us at booking: on a built-in that is heavy work with a stone counter above and a finished floor below, and it is better planned than improvised. - Measure, do not read
Both compartments get a probe of our own before anything is opened. A panel reports what its sensor believes, and the gap between that number and the cabinet is often the whole fault.
- Heat rejection
The upper grille comes off and the condenser gets assessed. Every measurement taken afterwards means something different if the unit cannot dump heat, so nothing is judged before this.
- Air and water paths
Evaporator frost pattern, fan operation, the drain line and where melt water is collecting. The location of the water usually names the failed component without a meter.
- Doors, panels and level
Paper test around the whole seal, hinge condition, the hang of a cabinet-shop panel, and whether the cabinet is still plumb. The cheapest fault on the machine, and the one that makes every other symptom worse.
- Supply, sensors, then the control
Voltage at the outlet, the circuit it shares, harness connectors and thermistor readings — all of it before a board is condemned. The expensive part is the easiest one to blame.
- Sealed system last
Leaks, restrictions and compressors are real and we repair them, but only once the five steps above are clear. Refrigerant work is done by EPA Section 608 certified technicians.
The order is not habit. Each step changes what the next one means, and the cheap, reversible checks come first so that nobody pays for a diagnosis the previous step would have made unnecessary. No part is ordered until the sequence has produced an answer and you have approved a written figure.

After a lightning hit nearby the unit would run for an hour then shut itself down. He found the board damaged on one output rather than dead outright, which is why it looked intermittent. Steady since.

The doors on the tall unit had stopped lining up and one would swing shut on its own. He reset the hinge cams, replaced a worn cam bushing, and levelled the cabinet in its opening before he finished up.
